Option 1 -  Hard Money Lending: (Minimal Risk)

We are offering a program in which our lenders have the opportunity to gain an incredible 16% return annually on their capital with MINIMAL Risk. 




As the Capital Partner(s) the Responsibilities will be:

- Providing funds to purchase & renovate the property.

We try to make this process as simple as possible for the Capital/Money partner(s). 

Our goal is for your capital to appreciate significantly without having to think about it!

In exchange, as the Working Partner (WP) Home Miners will: 

- Be responsible for getting the property under contract.

- Managing the property & hiring a Contractor.

- Managing and overseeing contractor repairs/upgrades, dealing with Legalities, and Accountants/Bookkeeping.

- Coordinating disposition of Property, including determining the optimum time to sell and attending to completion of the transaction.

- Listing the property and managing the sales process (if relevant).

- Ensuring that the venture is profitable.

- Returning the funds to the capital Partner(s) within the given timeframe.

The Process:

Step 1: Schedule a call

Set up a business plan that works for both parties. No plan is ever the same.

 

Step 2: Agreement

Sign a loan agreement to move forward. Receive proof of funds and deposit.

 

Step 3: Secure Funds

Once the funds have been received by Home Miners Property Investment, the start of the 12-month lending period of the capital begins

  

Step 3:  Get paid!

The client will receive their funds at the of the 12-month lending period along with the agreed 16% interest added!


Option 2 - Variable Risk Joint Ventures:

 

With this option, you have the opportunity to split the profits 50:50 with us on any project.

 

The benefits of a 50/50 joint venture include shared responsibility and expertise, and of course the risks.

In this 50/50 joint venture structure, the client will act as the capital partner, responsible for providing all the necessary funds for the venture. Home Miners, on the other hand, will be responsible for several operational aspects of the investment.

  

Capital Partner (Client):
- Provide 100% of the funds required for the venture.
- Receive a 50% share of the profits or losses from the investment.

    

Operating Partner (Home Miners):
- Home Miners will be responsible for various operational aspects of the investment, including:
- Getting the property under contract.
- Managing the property and hiring a contractor.
- Managing and overseeing contractor repairs/upgrades.
- Dealing with legalities, accountants, and bookkeeping.
- Coordinating the disposition of the property, including determining the optimum time to sell and attending to the completion of the transaction.
- Listing the property and managing the sales process (if relevant).

  

Profit and Loss Distribution:
- The profits or losses from the joint venture will be distributed on a 50/50 basis between the capital partner (the client) and the operating partner (Home Miners).

The Process:

   

Step 1: Schedule a call

Step 2: Agreement

Sign an agreement to move forward with the Search/Joint Venture.

Receive proof of funds and deposit.

 

Step 3: Search and Secure

Start the search & close on the project that fits our requirements.

Step 4: The Introduction to the Asset & Commence Work

Start project renovation according to the renovation schedule. We will produce a detailed PDF/Report of the asset(s) being presented. This includes photos, videos, excel sheets and a market report.

 

Step 5: Completion

The project is listed for Sale/Refi. Upon completion of the sale, the investor is then paid out within the next 30 days.
